Tenant Find
As part of the tenant find service from House Estate Agents, we’ll find you a tenant and organise a tenancy agreement. However the landlord will be responsible for collecting the rent and organising any maintenance of the property. We will get you started with the essentials, leaving you with just the day to day running of the let.

Rent Collection
If you select our rent collection service we will not only find you a suitable tenant but we’ll also take care of collecting the monthly rental payments. All a landlord needs to do is organise the maintenance of the rental property arrange regular visits/ inspections to check on the property.

Fully Managed
The fully managed lettings option requires the minimum level of involvement from the landlord and ensures your let is as hassle free as possible. House Estate Agents will take care of finding a tenant, collecting rent, organising maintenance – in fact almost everything. From the beginning of the tenancy to the end of the tenancy when anything needs doing, your tenant simply rings us, not the landlord.

The benefits of the fully managed option include everything in the tenant find and rent collection options and the following:

Organisation of an Energy Performance Certificate EPC

Organisation of the Landlord Gas Safety Certificate ( to run alongside the tenancy)

Routine visits to check on condition

Organisation of maintenance work with approved suppliers

Trained personnel to check out the tenant and assess state of repair at the end of the lease

Processing of tenant security deposit

Rent Recovery Plus (RRP)*
Protecting your rental income*
While we take every precaution to only rent to reliable tenants, their circumstances can sometimes change outside their control. When this happens, its natural to be sympathetic, but also important to ensure you still receive the rental income to cover your mortgage or outgoings. *Terms and conditions apply

Rent recovery plus offers cover for the total monthly rent, no matter how many tenants are on the tenancy agreement
-
100% of the monthly rent paid up to a maximum of six months from the date of the first arrears
-
legal expenses up to £50,000 for an insured event, as defined in the policy wording
-
covers breaches of the tenancy agreement by the tenant, including non-payment of rent and expired section 21 notices
-
50% of the rent up to two months after vacant possession has been obtained, whilst new tenants are found
-
six or 12 month cover to suit the tenancy
-
Rent recovery plus covers the whole of the property meaning the policy continues even when/if the tenants change
