Energy Performance Certificates EPC
It is now legislation that an Energy Performance Certificate EPC is available within 7 days of the property being placed on the market (Sales and Lettings).
An EPC contains:
-
information about a property’s energy use and typical energy costs
-
recommendations about how to reduce energy use and save money
The purpose of the EPC is to show a prospective buyer how energy efficient your home is. The energy efficiency is worked out on a scale of A to G. If your home is very energy efficient and has very low fuel bills then you will be in band A. Alternatively if your home is very low in energy efficiency and you have very high fuel bills then you will be placed in band G. The EPC is looking at the effect the property has on environment.
There are fixed penalties for failing to provide an EPC or make one available when required. The fixed penalty for dwellings is £200 per dwelling. There is a six month time limit for any enforcement action to be taken.
Don’t worry – as part of our service we will instruct a domestic energy assessor to carry out the Energy Performance Certificate EPC on your behalf.
